Beautiful single-family home in friendly neighborhood 12 min to JHH

I’m looking for someone to rent my 3 beds/1 bath, 1400 sq foot house. There’s central AC/heat and the kitchen is recently updated. There are large closets in each of the bedrooms. The natural light throughout the house is great during almost all... hours of daylight. The floors are original hardwood throughout (except kitchen, which is wood-like vinyl). The downstairs has 2 “living room” areas, one with a decorative fireplace and built-in bookshelves and the other currently with my TV/couch, as well as a dining room with bay windows. There’s a huge unfinished basement with washer/dryer. There’s a large, fenced back yard (6-foot fence put in in August), a driveway that can easily fit 3 cars, and two giant flowering magnolia trees out front. The house can be partially or unfurnished depending on your preference.

The best part of the house is the neighborhood (Arcadia), which is close to Lauraville/Hamilton area. There’s a great nature trail that leads to a long running trail and Lake Montebello trail. About 3-5 minutes’ drive (20 min walk) from the house is the “main street” of Lauraville with several small/locally owned businesses and restaurants, as well as Safeway on that road. The neighbors are very friendly. Despite still being in city limits, the feel is much more peaceful and quieter than downtown. The neighborhood is charming and such a gem in the city.

The commute to Hopkins is a 12–15-minute drive depending on which garage you’re parking in/time of day. The commute is easy while still feeling like you have good separation from the hospital.
